I have been a Cincinnati resident my whole life. I love this city and everything it has to offer. After graduating from The University of Cincinnati, I started working as a Loan Officer for a local mortgage company. I have now been in the mortgage industry for the past 7 years. Conventional 30 year fixed mortgage with only 5% down payment and no monthly Mortgage Insurance. Not only does this program offer the lowest fixed monthly payment, but also gives them the best tax advantages. What advice would you give new or first time home buyers? I would tell First Time Home Buyers to prepare early in the process by talking to a mortgage professional. By discussing their mortgage options and personal credit report profile early, first time home buyers can develop a plan leading into the biggest investment of their life. It is important to feel comfortable with your new mortgage payments. All home buyers need to prepare for unexpected costs after closing and should have the ability to save comfortably. What can borrowers do to insure a smooth mortgage underwriting process? Being organized for your initial loan appointment sets the tone for an easy loan process. To insure a smooth underwriting process, I tell my clients to make sure they avoid any changes to their credit profile during the entire loan process and to return documents requested within 24-48 hours of requesting them. There is a lot more documentation so it is important to return items quickly to insure a smooth process. Also, don't request additional credit, ie credit cards, auto loans, etc while you are in underwriting.
