Loan programs offered: USDA/RD A USDA/RD Mortgage provides low-cost, low rate, insured home mortgages for people who want to become home owners with no money down. USDA/RD loans are a true zero down loan and require no cash reserves. FHA This is the standard HUD insured loan used for the purchase or refinance of an owner occupied property. A 3.5% down payment is required for purchase, and the funds can come from the borrower or as a gift from a relative. This type of loan will also allow for a co-signer, such as a parent or other relative. FHA 203k The FHA 203k program is designed for a homeowner to purchase or refinance a home and have available funds for renovation to the property. The work must be done by approved contractors in a fixed amount of time. VA Loans insured by the Veteran’s Administration are available for qualified Veterans only. These loans allow for 100% financing on the purchase of a primary residence without the need for PMI. There will be loan limits based on the county where the property is located. CONVENTIONAL Available in 30, 20, 15, and 10 year terms with as little as 5% down. These loans can be used for the purchase or refinance of a personal residence, second home, or investment property. FNMA 97 This program is for first time home buyers(no ownership within the previous 3 years) and only require 3% down. JUMBO Our Jumbo program provides fixed and adjustable mortgage rates that are roughly equivalent to those of conforming conventional loans rates.
